Near Asti
This attractive property is located on a hill in an idyllic, tranquil rural setting only minutes from downtown Asti. The farmhouse is surrounded by 8000 m² of land which was once a vineyard. The region has rolling vineyards and charming historic towns; the nearest small village is less than a kilometer away. The center of Turin can be reached in around 40 minutes, the international school in Chieri in about 30 minutes, and the 18-hole golf course Feudo di Asti in 10 minutes.
The elegant city of Asti (population 75,000) offers excellent shopping facilities, hotels, schools, hospitals, restaurants, etc. The spectacular Palio of Asti, the oldest Palio in Italy and as famous within Italy as the Palio of Siena, is held each year on the third weekend in September, and attracts thousands of tourists to Asti. The Palio is followed in September by the Douja D'Or, a well-known wine festival.
The nearest motorway/freeway/autostrada access is 5km away, and the international airports of Milan, Turin and Genoa can be reached in 40 to 90 minutes.
The House
The farmhouse is a typical elongated Piedmontese cascina dating from the late 19th Century. The house faces south, and all the rooms have a lot of light and great views. It includes a wine cellar and two haylofts, a former barn, a large workshop, a garage and a portico. The house is habitable, and has very good development potential.
Accommodation
The Ground Floor has 2 living rooms, a kitchen and a bathroom. The living rooms look to the south and feature beautiful antique vaulted ceilings. The former wine cellar is to the rear of the house; the stable, portico, garage and workshop are currently only accessible from the outside, but could be integrated into the accommodation area.
The First Floor includes three sunny bedrooms, one with access to a balcony with beautiful views to the south. Next to the residential area, and only accessible from outside, are two haylofts, one large and one small. These could also easily be integrated into the living area if required.
The Grounds
From the country lane in front of the property, a gate opens into a private driveway that leads to the courtyard in front of the house. The courtyard includes an unattractive small portico, used as a storage area, that could be safely removed. The sunny 8,000 m² plot currently has an orchard with fruit trees: in the past it included a vineyard. There is plenty of space for a swimming pool.

Sports Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Feudo di Asti, can be reached by car in 10 minutes. Horse riding is popular in the area, and there is a livery stable nearby. Tennis courts can be found in Asti, and the dense network of paved roads in the region is especially attractive to cyclists.

Our personal opinion: this attractive farmhouse has an ideal location, peacefully rural yet close to town, and accommodation that can easily be modernized and/or expanded.
