Near Costigliole d'Asti

Near the pretty town Costigliole d'Asti, this south facing, antique wine farmhouse enjoys a sunny hillside location with a fabulous view over the vineyards and hilltop villages of the Monferrato. Situated on a quiet road used only by local residents, it is one of the few buildings in the neighborhood that has not yet been renovated. Costigliole d'Asti, easily reached by car in 10 minutes, offers good shopping facilities, banks, schools, supermarkets, restaurants, bars etc. The imposing Castello in the center of the town is home to ICIF - the Italian Culinary Institute for Foreigners, a famous cooking academy that trains chefs from around the world.

The provincial capital Asti can easily be reached from the property in 20 minutes, the nearest motorway access in 15 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.


The Grounds

The property has about 1000 m² of even ground, with well-defined borders, that includes a sunny courtyard and a fountain. The garden is currently quite overgrown, and there is ample space for a swimming pool.


The House

Built in the late 19th Century, the house has thick brick walls and the high ceilings and large windows that characterize the period. The building is in good structural condition, but it has been uninhabited for some time and needs renovation. It has all the architectural features of a typical Piedmont farmhouse, a Cascina, in which the living and working spaces are under one roof. The house retains many original elements, including the traditional vaulted ceilings, the original fireplaces and Luserna stone staircase - all of which can be restored to bring out the distinctive character of the house. The living area is approximately 260 m², but the portico on the back of the house has the potential to add about 200 m² of additional space.

Accommodation

Currently the ground floor has two large south-facing rooms and a former stable. Behind the house are the former wine cellar and a large portico with a gate that leads out to the garden. The stable and wine cellar can easily be integrated into the living space. The first floor has two large rooms, a smaller room and an outdated bathroom. Above the wine cellar is the former hayloft, offering further development potential.

Services

The property has electricity and its own well water. Mains water is supplied to the adjacent house, and can therefore be installed easily.


Sports Facilities

There are a number of golf courses in Southern Piedmont. The nearest, Margara, is located near Felizzano and can be reached by car in 30 minutes. Horse riding is popular in the area, and there is a livery stable nearby. Tennis courts can be found in Canelli and Nizza Monferrato , and the dense network of paved roads in the region is especially attractive to cyclists.

Our personal opinion: A beautiful farmhouse with lots of potential in a top location. With good infrastructure nearby, the house would make an excellent year-round residence.
