Canelli

Situated in a corner position on a quiet residential street in walking distance of modern Canelli and its historic centre (centro storico), this property includes a spacious antique farmhouse and a plot of nearly one hectare, of which 4000 m² has building permission. The south-facing, gated property enjoys beautiful and open views towards the town and its castle. Canelli is one of the main commerical centres of the Piedmont wine trade, and many famous wineries - including Gancia, Contratto and Bosca - have their headquarters here; their historic wine cellars make the town a popular tourist destination.

The modern part of Canelli offers very good shopping facilities, banks, excellent restaurants, bars and enotecas, while the historic part boasts charming palazzi, beautiful churches, and medieval cobble-stoned alleys that wind up the hill towards the magnificient Castello di Marchesi di Gancia that overlooks the town.

The nearest motorway can be reached from the property in about 30 minutes.

The House

The house has lots of character - it was built in the 19th century using a mixture of brick and stone. Most rooms have traditional brick-vaulted ceilings, lots of light and good views. To the side the building is attached to a smaller, renovated residential house, but nevertheless retains a high level of privacy.

Overall the house is in good structural condition: the ground floor was occupied until recently, and is habitable, but the first floor is need of renovation. We are happy to help the buyer find a very competitively-priced geometra (builder) to oversee this work. We provide this service to buyers free of charge.

Accommodation

Ground Floor: A modern gate leads from the small street into the spacious courtyard. The front door of the house opens into a generous open-plan reception room with a fireplace, a dining area and doors opening onto a terrace with a portico. Also on the ground floor are a kitchen, a spacious bedroom with doors leading to the terrace, and a bathroom. At the side of the building is a large workshop and storage area.

The spacious underground wine cellar is currently only accessable via a ladder from the ground floor.

The First Floor: stairs lead from the ground floor to the first floor accommodation which comprises 4 spacious bedrooms, each with tall vaulted ceilings and beautiful views. These rooms are in need of renovation.

Grounds

The grounds comprise a lawn area behind the house, plus an arable field beyond the lawn area. The area with building permission has its own potential road access, and could be sold on by the new owner. Alternatively, a new owner could establish a riding school by building stables and using the field as a paddock for horses.

Services

Mains water, well water, mains gas, mains electricity.

Sporting Facilities

There are a number of golf courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horse-riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.

Viewing

Strictly by appointment with the sole agents, Piedmont Properties.

Our opinion: A rarely-available property with lots of potential in a convenient town location.
