Near Barbaresco and Neive

Situated at the end of a small hamlet borgo of wine farms, this small estate enjoys a desirable postion on the ridge of a hill with stunning views to the West across rolling hills to the hilltop village of Barbaresco and to the French Alps beyond, and to the East over the small picturesque hilltop town of Neive. This area is famous for its prestigious vineyards, its scenic beauty, but also for its great cuisine: there are 5 superb restaurants within a 10 minute drive of the property. Neive and Alba are nearby - both offer excellent shopping facilities, banks, schools, restaurants, wine bars and enotecas. In the direction of Alba the motorway/freeway/autostrada can be reached by car in 15 minutes. The international airports of Milan, Turin and Genoa are within a 40 to 90 minute drive away.


The Vineyard and Winery

The Vineyard is situated in the prestigious Barbaresco DOCG denomination area, and it covers 1.3 Ha (3.25 acres) of which about 8,900 m² are planted with DOCG Barbaresco vines and about 3,900 m² are planted with DOC Dolcetto d'Alba. The vineyard, which is in excellent condition, is currently tended by a local farmer.

The boutique estate produces about 5,000 bottles of Barbaresco DOCG and about 2,500 bottles of Dolcetto d'Alba wines each year. These top-quality wines are produced and bottled by the owner in the estate's own winery, and are sold internationally under its own prestigious label. The winery, equipped with modern steel fermentation tanks and barriques made of alpine Swiss oak, has been been fully refurbished over the past 5 years: a wine tasting and presentation room has been built, the inner cellar has been renovated, and new wine-making equipment has been added. All of the vineyard machinery and winery equipment is included in the sale. To help a new owner achieve a seamless transition, the remaining stock of wine can be purchased seperately.


The House

A short drive leads from a small country lane to the winery, and a few steps lead up to a large courtyard, the main house and the outbuilding. Offering stunning views, the house and outbuilding enjoy lots of privacy as well as sun from dawn to dusk. The 200-year-old main house, built in the style of a traditional Piedmontese cascina, was refurbished by the present owner in 2005, and has been kept in pristine condition. It includes 3 bedrooms and 2 bathrooms. The house has central heating, double-glazed windows and tiled floors throughout, and all rooms of the house have generous proportions and lots of light.

A self-contained one-bedroom guest apartment is located in the outbuilding.

Accommodation

Main House

Ground Floor: the front door leads from the courtyard into a entrance hall, from where a door leads to a spacious, light and airy living/dining room - this has an open fireplace and a door leading to the spacious terrace with its beautiful views towards Neive, and a second door opening onto the courtyard. Another door from the entrance hall leads to a spacious eat-in kitchen, from where a door opens onto the terrace. This terrace is a much-used feature of the property that provides an al fresco seating and dining area for most months of the year. There is also a storage room on the ground floor.

First Floor: stairs lead from the entrance hall to the first floor landing and a corridor. Here there are 3 double bedrooms, all with vaulted brick ceilings that can be sandblasted back to their original condition, plus 2 modern bathrooms. 2 balconies situated along the corridor overlook the courtyard. All of the bedrooms rooms enjoy lots of light and beautiful views over the open countryside.

Only accessible from the outside, the spacious cantina and winery is situated in the basement cellar of the main house. The winery comprises five rooms: a wine presentation and tasting room; a vinification cellar, housing the steel fermentation tanks; a storage and bottling room; an antique inner cellar, housing oak barriques; and a second storage room. The cantina/winery is partly underground and thus maintains constant low temperatures all year round.

Outbuilding/Apartment

Situated at a right-angle to the main house, a spacious L-shaped outbuilding houses the former stable and a large hayloft above. On the ground floor at the rear of this building is a double garage, above which the guest apartment is located. This self-contained apartment is reached only via external stairs that lead from the courtyard. It comprises a spacious living/dining room with a kitchen area, a double bedroom and a modern bathroom; it also has central heating and stunning views over open countryside.

Subject to planning approval, the portico and/or stable and hayloft could be converted into further guest accommodation to establish an agriturismo or a B&B.


The Courtyard and Grounds

Approached via a large cast-iron gate, the walled courtyard, currently surfaced with gravel, could easily be turned into a Mediterranean courtyard garden. Below the house, and in front of the winery, is a meadow which could be turned into a formal garden with a swimming pool.

The grounds - including a meadow, an orchard and the vineyards - extend to about 1.8 Ha (4.5 acres) in total.

Sporting facilities

There are a number of golf courses in Southern Piedmont. The two nearby, the 18-hole Cherasco and the 9-hole Golf Club delle Langhe in Monforte d'Alba, can each be reached by car within 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Neive. The beaches of the Riviera are a 45 minute drive away, and the finest Italian ski resorts can be reached within 60 minutes.
