Between Alessandria and Nizza Monferrato

This stunning property is located on a quiet residential road near the centre of a delightful village in the heart of the South Piedmont wine country, only a short distance away from the elegant provincial capital Alessandria and the lively market town of Nizza Monferrato. Located within the precious white truffle zone, a truffle fair is held in the village every October. Shopping facilities, banks, a school, bars and a weekly market are all within walking distance of the property. The motorway can be reached in about 10 minutes, and the international airports of Milan, Turin and Genoa are about a 60 to 90 minute drive away.


The Villa

The property includes a very spacious country villa, with a southerly aspect, that is about 200 years old and of brick construction - with very thick walls. Accommodation

Ground Floor: The main entrance leads from the courtyard into an entrance hall with stairs leading onto the first floor. The ground foor accommodation includes a spacious modern designer kitchen with granite worktops. Next to the kitchen is a very spacious living room with an open fireplace, a beautiful brick-vaulted ceiling, and doors to the garden and courtyard. From one corner of the living room stairs lead up to the spectacular, fully-renovated former hayloft on the first floor.

First Floor: two flights of stairs lead up to the first floor, where there are 4 comfortable bedrooms and 3 luxurious bathrooms - one of which is ensuite to the master bedroom. The bedrooms enjoy lots of light and pleasant views over the garden and swimming pool. One of the two stairways leads to the very spacious former hayloft: this spectacular, well-ventilated room can be used as an outdoor living room in the summer. Adjacent to the hayloft is an empty room that could be converted into a summer kitchen.

The Attic: Stairs lead from the first floor to an attic that features 3 bedrooms, of which one has an ensuite bathroom, and an additional shared bathroom.

Cantina/Wine Cellar: Internal stairs lead from the ground floor to the stunning underground cantina / wine cellar. The cellar, featuring beautiful brick vaults and a terracotta tiled floor, has a constant temperature throughout the year, making it the perfect place to store wine.


Courtyard, Garden and Swimming Pool

The parking area beween the house and the road belongs to the property - there is space here for 4 or 5 cars. A pedestrian entrace is set within a huge wooden gate that shields the inner courtyard and garden from the road.

The Garden faces south and enjoys plenty of sun. It features a manicured lawn area that is fitted with an irrigation system and is fringed by flower beds which are well stocked with shrubs, roses and bushes. A generous wooden gazebo, with easy access to the kitchen, provides the perfect al fresco dining spot - it is overgrown with climbing plants that give welcome shade during the hottest months of the year.

The Swimming Pool is surrounded by a wooden fence, for child safety reasons. Accessed via a small gate, the pool area features a paved sun terrace and a small outbuilding that houses a shower / changing room and the pool pump. The pool, installed in 2008, is fitted with a heating system which prolongs the swimming season into early spring and late autumn.

Sporting Facilities

There are a number of golf courses in Southern Piedmont. The one nearby, the 18-hole Fubine Golf Club, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in the village. The beaches of the Riviera are a 45 minute drive away, and the finest Italian ski resorts can be reached within 60 to 90 minutes.
