This superb vineyard estate enjoys a stunning position on a high ridge with endless views over rolling hills, vineyards and medieval hilltop villages in the heart of the premier Monferrato wine region. On clear days the magnificent Swiss and French Alps can be seen in the far distance. The property is located along a quiet residential country lane that carries only very local traffic, a short distance from a nearby village with day-to-day shopping, bars and restaurants. Nizza Monferrato - a centre of the wine trade and a busy market town with excellent restaurants, shopping facilities, several banks, a hospital, a cinema, etc. - is only a short drive away. The colourful Friday market at Nizza's main square, the Piazza Garibaldi, and the antique market held there on one Sunday each month are both very popular. The Vineyard
Currently about 2.5 hectares (6.25 acres) are planted with the following DOC registered grape varieties: Moscato, Dolcetto, Barbera d'Asti and Cortese. The well-aspected vineyard is adapted for working with the farm machinery that is included in the sale. The annual grape harvest of about 28 tonnes (28,000 kg) is currently sold to local wine producers. Should the new owner wish, the vineyard could be sublet to a local farmer.
The Grounds
The grounds extend to about 3 Ha (7.5 acres) in total. The grounds include the farmhouse, an outbuilding, a courtyard, meadows and some woodland.
The courtyard in front of the house is very spacious, and the adjacent gently-sloping grounds to the south would make a fantastic landscaped garden - and are the perfect place for a swimming pool. An electric gate leads from the lane into the courtyard where there is a separate garage building with space for 2 cars. Some mature trees at the edge of the courtyard provide pleasant cooling shade during the summer months.
The House
The south-facing brick-built, L-shaped farmhouse is about 100 years old and enjoys a commanding position on top of a ridge, with both panoramic views and lots of privacy. At the back of the house, extending over the entire length of the building, is a huge cantina / wine cellar that has independent access via a gate at the side of the building. Also on the ground floor, and currently only accessable from the courtyard, are the former stable - which features traditional brick-vaulted ceilings and could be integrated into the accommodation - a spacious storage room, and a very large garage which houses all the vineyard machinery.
First Floor: A staircase leads from the entrance hall to the first floor accommodation. This includes three very spacious bedrooms - of which two have access to a first floor terrace - a modern bathroom, and a laundry room. All the rooms have higher-than-average ceilings, lots of light and magnificent views. Also on the first floor are a very spacious, currently unused room - which could be turned into a further bedroom - with a bathroom. There is also a huge hayloft with tons of development potential.
Loft: Stairs lead from the first floor to a spacious, high loft that again has great development potential. A door leads from the loft onto a roof terrace which offers magnificent views in the direction of the Swiss Alps.
The building has the potential to be turned into a large and stylish residence by including the hayloft, loft and stable into the main accommodation. It would also be possible to create 3 or 4 apartments for holiday lettings, or use the additional space to create an agriturismo.
