Near Nizza Monferrato

Just a short drive away from the lively market town of Nizza Monferrato, this attractive property enjoys a commanding position on the ridge of a hill in the heart of the premier Monferrato wine region, with excellent road access and wonderful views over rolling hills, vineyards and medieval hilltop villages. Day-to-day shopping and 3 very good restaurants can be found in a nearby village. The motorway is 20 minutes away by car, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.


The Grounds

The grounds of about 15,000m² (3.75 acres) include the house, a spacious courtyard, a hazelnut plantation, an orchard with various fruit trees, and a former vineyard which could be replanted if desired.

The property is situated along a quiet country lane which is only used by the neighbouring residents: a gate leads from the road onto a spacious south-facing courtyard behind the house. The grounds at the southern edge of the courtyard slope downwards - this is the area on which vines were formerly grown. Spacious flat areas on either side of the house would make a fine garden, and there is plenty of space on the south-west side of the house for a swimming pool.

Across the lane, opposite the house, is a large, gently-sloping plot of land which also belongs to the property. Formerly also a vineyard, the orchard and the hazelnut trees are located on this plot.


The House

The south-facing brick-built house is about 200 years old and in very good structural conditon: the residential part can be made habitable very quickly. Many original architectural features that give the house its distinct character - including vaulted ceilings and open fireplaces - have been preserved. The agricultural part of the farmhouse - stable, hayloft and cantina / wine cellar - is slightly larger than the residential part, and requires more work if it is to be converted into accommodation. We are happy to help the buyer find a very competitively-priced geometra (builder) to oversee any building work required. We provide this service to our buyers free of charge.

Accommodation

Ground Floor: There are two entrances from the courtyard into the house - each leads to a small hall with stairs up to the first floor accommodation. The ground floor includes a kitchen, a living room and a bathroom. There is also a cantina / wine cellar, running along the entire back of the house, that could partly be converted into a garage. Also on the ground floor, but accessable only from the courtyard, is another spacious room that is currently used for storage, plus a very large portico, enclosed on all four sides, which could be integrated into the main accommodation if desired.

First Floor: The first floor is currently divided into two independent sections, which could easily be re-connected if required. One part includes 3 spacious bedrooms and a bathroom, while the other part comprises a huge, empty hayloft and a further room which was formerly used as a beekeeper's clean area. All the rooms have lots of light and magnificent views. The hayloft offers plenty of scope for further development.

The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
