Near Acqui Terme

This very charming 18th century stone farmhouse enjoys a commanding position on a hillside within walking distance of a historic, picturesque hilltop village close to Acqui Terme. It is very secluded, enjoys lots of privacy, and includes beautiful grounds of about 1.8 Ha (4.5 acres). The south-facing house is very sunny and overlooks vineyards and open countryside, with views reaching as far as the Ligurian Alps. Only a five-minute walk away, the nearby village has basic day-to-day shopping facilities and an excellent restaurant. The well-known Roman spa town of Acqui Terme - with its medieval town centre, excellent shopping facilities, exquisite restaurants and enotecas, golf course and a popular spa and recreation centre - is only a 10-minute drive away.

Access to the property is excellent, and the nearest neighbours are not visible from within the property.

The motorway can be reached from the property within 30 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes. The beaches of the Italian Rivera can also be reached easily within 60 to 90 minutes.


House

A short private drive leads from a small country road to a gate and to the property. The drive ends in a spacious courtyard at the side of the house that offers sufficient parking for several cars.

The antique building is built in the style of a classic Piedmontese cascina. About 8 years ago it was transformed by its current owner into a charming country house: the renovation was performed to high standards with lots of imagination and with excellent craftsmanship, while respecting the antique features of the original house.

The very comprehensive renovation included the roof, all the doors and windows, all the floors, a new central heating system, a fully rewired electrical system, and all the plumbing - including new bathrooms - throughout. Outside, a beautiful landscaped Mediterranean garden with various sitting places and a Roman style bath was created, and there is plenty of space for a generous swimming pool. Today the house has 5 spacious bedrooms, all with en-suite bathrooms, a cosy living room, a well-equipped country kitchen, and a spacious dining room.

Accommodation

Ground Floor: From the car park, which is slightly raised above the courtyard, a short path leads through an attractive garden area to the spacious courtyard and to the house. From the courtyard there are two entrance doors into the house, and two separate internal stairs lead from the ground floor to the first floor accommodation.

The ground floor accommodation includes two small entrance halls, a spacious living room, a beautiful country kitchen, a small intimate dining room plus a spacious formal dining room, a very spacious master suite with doors leading onto an east-facing terrace with wonderful sunrise views, and a very generous en-suite bathroom with a circular bathtub for two. Also on the ground floor are a guest WC and a storage / laundry room.

All rooms have lots of light, and the kitchen, the two dining rooms and the living room each have an open fireplace.

First Floor: Two stairways connect the ground floor with the first floor. Here there are 4 double bedrooms, all with en-suite bathrooms: 3 of these bedrooms have an additional sitting room, while the fourth bedroom benefits from a very spacious roofed terrace, which could be incorporated into the accommodation if required. At the moment, 2 of the 4 bedroom suites include a small kitchenette.

All the bedrooms enjoy wonderful views over the garden and open countryside, and are very sunny.


Garden & Grounds

The landscaped garden surrounds the house on three sides - on the fourth side there is woodland. The garden features a very spacious gravelled courtyard with an old Lebanon Cedar giving welcome shade during the hot summer months. Various sitting areas, with and without pergolas, have been created to ensure outdoor living throughout the year, and to enjoy the different vistas and views over the beautiful countryside. Adjacent to the garden area is a very large gently-sloping meadow, which in the past used to be a vineyard. This meadow could be used as a paddock for horses, or converted into a vineyard. The remaining land includes an orchard, well-stocked with various fruit trees, and Mediterranean woodland.

A very attractive feature of the garden is the Roman-style rectangular bath, which is fitted with a pump and shaded by a pergola: it is used for cooling down during the summer months. Of course there is plenty of space for a large swimming pool.

Sporting Facilities

There are a number of golf courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 10 minutes. There is plenty of open countryside nearby for horse riding. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. Popular Italian ski resorts can be reached within 90 minutes.

Our opinion: A superb property with a high feel-good factor. The house is imaginative, well laid out and well planned. It is also suitable for running a B&B while maintaining the generous owner's accommodation on the ground floor. A new owner could move in immediately.
