Enjoying a very sunny position on a gently-sloping hillside in the heart of the Monferrato wine region, this 18th century rustico is accessed via a short driveway that leads only to the property and to its surrounding vineyards. With fabulous views to the Ligurian Alps to the south, the property offers lots of privacy without being isolated - it is within a short driving distance of the busy wine towns of Nizza Monferrato and Canelli. A nearby village offers day-to-day shopping facilities, cafes and bars, and there are several Michelin-rated restaurants in the neighbourhood. The motorway can be reached within 15 minutes.
Grounds & Optional Vineyard
The property measures about 1000 m² and includes the historic rustico, a very sunny courtyard, an outbuilding and a well. The property has well-defined boundaries, and there is space for a swimming pool and a garden. The neighbouring vineyard can be purchased separately.
The House
The 18th century house is built partly in brick and partly in stone; it was formerly a wine-producing farmhouse. The other part of the building, which is currently unoccupied, and has its own completely separate access. It has all the architectural features of the typical Piedmontese cascina, in which the agricultural and residential areas are under one roof. The original architectural features that give the house its distinct character - including brick vaulted ceilings and open fireplaces - are still intact, and can be preserved in the necessary renovation. The house has a total floor area of about 300 m², plus a portico of about 50 m² which is positioned on the other side of the courtyard.
Accommodation
The accommodation on the ground floor includes 2 spacious south-facing rooms, a former stable and a very large cantina / wine cellar at the back of the house. On the first floor there are 4 very spacious bedrooms, a former hayloft and a first floor terrace.
The building has the potential to be turned into a spacious residence, and we are happy to help the buyer find a very competitively-priced geometra (builder) to oversee the building work required. We provide this service to our buyers free of charge.
Services
Well-drawn water and mains electricity; mains water is nearby, and can easily be connected.
Sporting Facilities
There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 20 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within 60 to 90 minutes.
