This charming vineyard property is located in the heart of the Monferrato region of South Piedmont. It enjoys scenic views over the vine-clad hills: on clear days you can see Monviso in the French Alps to the west. The local village offers a few shops, a bank and a post office, and two excellent restaurants can be found nearby. The busy market town of Nizza Monferrato with its excellent facilities is a short distance away.
The property is easily accessed via a small asphalt-surfaced country road. The autostrada/motorway/freeway is 25 minutes away, and the international airports of Milan, Turin and Genoa can be reached in 60 to 90 minutes
Grounds
The grounds include the house, two courtyards - one in front of and one behind the house - the vineyard, and a hazelnut plantation. The grounds in total extend to about 8500 m².
Vineyard
The vineyard has an area of about 7000 m² and is planted with Barbera d'Asti vines. At the moment the vineyard is tended by a neighbouring farmer, an arrangement that could be continued by the new owner if desired.
The House
The south-facing farmhouse was built in the 19th century in the traditional Piedmontese vernacular style. It was comprehensively renovated in 2006/2007 in a way that carefully restored the authentic features of the property: for example, the vaulted brick ceilings were sandblasted back to their original condition, and the original fireplaces were returned to full functionality. In addition, underfloor heating was installed, double-glazed windows and doors were fitted, and the roof was fully-insulated and covered with authentic antique pantiles.
The renovation was done in a way that would facilitate the conversion to a B&B: two luxurious guest rooms each with a private bathroom were installed.
Accommodation
Ground Floor: The entrance from the courtyard leads into a small hallway. To the left is a large double-aspect bedroom with a modern ensuite bathroom; to the right a small corridor leads to a reception room with an open fireplace and a glass door that opens onto the terrace behind the house. Off this reception room is a washroom with a WC. At the end of the corridor is a second, very spacious bedroom - also with a luxurious, modern ensuite bathroom - that has a door onto the terrace in front of the house.
These two bedrooms could easily be used to generate a rental income if desired: the reception room here would make an excellent breakfast room.
First Floor: The original Luserna stone steps lead from the hallway up to the main accommodation on the first floor.
The first floor accommodation includes a large living room with an open fireplace, a large, modern kitchen, a dining room/bedroom with another open fireplace, and a modern bathroom.
Accessed from the living room and the kitchen, the large, covered first-floor terrace has outstanding views over the surrounding countryside. Steps lead from this terrace to the rear courtyard and to the vineyard beyond.
Second Floor: Stairs lead from the dining room on the first floor to a large open loft space under the roof, currently used as a bedroom / office - this could be sub-divided into two bedrooms and a bathroom if required.
Cantina & Courtyard
On the right side of the house there is a small cantina/storeroom: behind this is a crotin, cut into the bedrock, that was previously used for storing wine.
The courtyard surrounding the house is not yet landscaped: it could be converted into a beautiful Mediterranean garden, and has space for a swimming pool.

Sporting Facilities
There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 30 minutes. Tennis courts can be found in Canelli and Nizza Monferrato, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within 60 to 90 minutes.
