Near Nizza Monferrato

Situated half way between the centro storico - the historic hilltop village centre - and the newer part of the village in the valley, this property enjoys a lovely sheltered position with far-reaching views over the premier Monferrato wine region. The part of the village above the house has lots of character, while the part below it below offers day-to-day shopping facilities, a weekly market, bars and schools, as well as a bank, a post office and a pharmacy. The lively market town of Nizza Monferrato, with about 10,000 inhabitants, is within easy reach; the motorway is about a 20 minute drive away, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.

A convenient paved foot path connecting the two parts of the village passes in front of the house: about 30 meters (100 ft) below it, road access ends at a spacious parking area that belongs to the property. This private parking area has space for 3 cars.

The house enjoys a very sunny position with lovely views towards south and west. On clear days the distinct peak of Monviso in the French Alps can be seen to the west.


The House:

A gate leads from the foot path into a spacious, paved courtyard in front and to the side of the detached, brick-built house that dates from about 1850.

The house has been renovated over several years by the current owner: there is however room for further improvement. There are plastered brick-vaulted ceilings in most of the rooms: these could be sand-blasted back to their original condition to give the house a more intimate, cottage-style feel. The roof is sound, and is laid with antique coppi - traditional pantiles. The double-glazed windows are fitted with insect screens, and the house has central heating.

Accommodation

Ground Floor: The front door opens from the courtyard into a small entrance hall, with a door to the left leading to a living room with a south-facing window - giving lots of light - and an open fireplace. Currently the walls are covered with wall panelling, which could easily be removed. The substantial kitchen is located to the right of the entrance hall: this includes a small larder and a door leading to the garden / courtyard. At the back of the house there is a small portico that is used for storage.

A spacious bathroom, with a washing machine, is located next to the kitchen.

First Floor: Stairs lead from the ground floor entrance hall to 2 double bedrooms and a single bedroom on the first floor. All 3 bedrooms have lots of light and beautiful views. It would be possible to convert the single bedroom into a spacious bathroom: alternatively, the house could be be extended to the rear, on both floors, to provide an additional room on the ground floor and a bathroom on the first floor.


Courtyard & Grounds

As well as the paved courtyard, the property includes a very private garden. The raised flat area to one side of the house, currently overgrown, could be cleared to extend the usable garden area. The garden has a well, some fruit trees, and a beautiful mature fig tree which provides welcome shade during the summer months.

Sporting Facilities

There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
