This attractive estate is set in a very sunny, secluded and peaceful location on the wide ridge of a hill overlooking the open countryside of the Veneto region. The property is in the heartland of the the premier wine region, the Colli Berici, which is an area of great scenic beauty to the the south of Vicenza, half way between Verona and Venice. The views from the house and grounds are superb - on a clear day it is possible to see the Alps in the distance. The hills of the area are dotted with picturesque villages and hamlets, and benefit from a rich cultural heritage: the 16th century Renaissance architect Palladio designed many churches, villas and palaces in the area.
There's an excellent restaurant and locanda in walking distance of the property, and the nearest village, reached by car in a few minutes, offers basic shopping facilities, a bank, bars and a restaurant. The closest town is about a 10 minute drive away: the motorway / freeway / autostrada can be reached within 20 minutes - the international airports of Verona and Venice within an hour. Road access to the property is excellent.
The property could continue to be used as a family residence, but it would also make an outstanding B&B or Agriturismo.
The Vineyard
About 4 Ha (10 acres) are planted with Merlot, Cabernet, Chardonnay, Tocai Rosso and San Giovese vines. Maintained strictly to organic standards, the estate is certified by the Italian Association for Organic Agriculture. The estate is worked by 2 people, with seasonal staff employed at busy times, such as the harvest in September/October.
A range of 5 different premium organic wines are produced in the cantina of the estate; the total production is in the range of 15,000 to 25,000 bottles per year. Permission has been granted to plant one additional hectare of vineyard, should the new owner wish to expand the wine production.
The property also includes meadows and woodland: the grounds extend to 9 Ha (22.5 acres) in total.
The Buildings
A private drive leads via a gate to a large parking area and the buildings of the estate. These include a spacious farmhouse, a detached newly-built cantina/wine tasting facility, and 2 further outbuildings.
The antique farmhouse is of stone/brick construction and has a total floor area of about 500 m² (5,000 ft²). Built in the traditional Veneto farmhouse style, it has living and working areas under one roof. The house was renovated about 30 years ago, and is in good structural condition. All the rooms are airy and have lots of light. A part of the farmhouse building houses the wine cellar, used for the wine production. All of the agricultural machinery and wine-making equipment is included in the sale.
Accommodation
Ground Floor: The front door leads from the courtyard into a small entrance hall. On the right is a traditional living room with an open fireplace and two south-facing windows that provide plenty of light. To the left is a spacious live-in kitchen with a further open fireplace and a separate larder/storage area. At the back of the living room, accessable via a corridor, are a bathroom and another spacious reception room that is currently used as an office.
First Floor: Stairs lead from the accommodation on the ground floor to the first floor with 2 spacious double bedrooms, a single bedroom, a modern bathroom and a shower room. All 3 bedrooms feature attractive wooden ceilings, are light and airy, and enjoy lovely views over open countryside.
The Apartment: Also located on the first floor is a self-contained apartment comprising 2 bedrooms, a bathroom, a sitting area and a small kitchen.
The Wine Cellar: On the ground floor, to one side of the main house, the 200 m² wine cellar can be accessed from inside the house as well as from the courtyard. After harvesting, the grapes are pressed here, and the wine is aged in six 3,000 to 6,000 liter stainless steel vats with a total capacity of 26,000 liters. There are also about fifty 225-liter French oak barrels which are used for vinification en barrique.
The New Cantina, located across the courtyard close to the main house, was built two years ago. Built into the hillside with about 300 m² of floor space, it is currently used for storing wine: when larger groups of visitors arrive, it is also used for wine presentations and wine tastings. If the new owner wishes to expand the winery, it could also be used for wine production.
The Outbuilding next to the new cantina houses vineyard machinery on the ground floor. The first floor is a single spacious open room, with beautiful views, that could be converted into further accommodation if required.
The Taverna is a cosy detached out-building beside the house. It includes a pizza oven, and it's a perfect place for summer entertaining.
The Courtyard
In one corner of the courtyard, between the main house and the outbuildings, the current owner has created a large tiled terrace area that is shaded by some mature trees - it's an ideal place to relax on hot summer days. The views from here are beautiful, and there is plenty of space for an infinity swimming pool.

Sporting Facilities
There are a number of golf courses in the Veneto. The nearest, the 18-hole-course Golf Club Colli Berici, is a 20 minute drive away, and the 9-hole Golf Club Vicenza can be reached by car in 30 minutes. Tennis courts can be found in the nearby towns, and horse-riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists, and the region offers wonderful hiking and walking trails.

Our opinion: An exciting property with an excellent organic vineyard in a secluded but not remote location. The property can be developed at any pace - by creating an organic agriturismo / B&B, expanding the wine production, or both.
