This attractive property is situated in the centre of one of the few historic fortified borgos in the Langhe that has been preserved intact. The majority of buildings within the hilltop borgo are medieval: they are protected by a massive defence wall, a part of which forms one of the boundaries of the property. The south-east facing stone house enjoys a very sunny position and stunning views over the rolling Langhe hills.
Accessible by car, the house has a spacious courtyard that can be used for parking. The gated courtyard is shared with a neighbouring property that is currently used as a second home.
The borgo itself is very quiet and peaceful, with no shops and only one small, but excellent, restaurant. However, it is located within walking distance of a small village that offers basic day-to-day shopping facilities. The busy Roman spa town of Acqui Terme can be reached by car in 20 minutes, the Italian Riviera is a 40 minute drive away, and the Savona-Turin motorway can be reached in about 20 minutes.
The House
The house formerly accommodated a shop on the ground floor, with the residential parts of the house being located on the first and second floors. The outside walls are currently plastered, but this plaster could easily be removed to expose the original stonework.
Although the building is in a good structural condition and boasts a wealth of original architectural features, it is in need of modernisation - we are happy to help the buyer find a very competitively-priced geometra (builder) to oversee any building work required. We provide this service to our buyers free of charge.
Accommodation
Ground floor: Two doors lead from the courtyard to the four rooms on the ground floor. Three of these rooms - the other was previously a bathroom - have stunning arched ceilings that are currently plastered: however, the plaster can easily be removed to display the original brickwork.
At the moment there are no stairs connecting the ground floor with the accommodation on the first floor, but there is plenty of space to build stairs should they be required by the new owner.
First floor: Accessed via the main entrance door on the cobbled street in front of the property, a flight of stairs leads up to the accommodation on the first floor which comprises an entrance hall, three spacious reception rooms, a bathroom, and a bedroom/study. All three reception rooms have doors leading onto a long balcony, running nearly the full length of the house, that offers wonderful views over open countryside. All the rooms have tall vaulted ceilings and lots of light.
Second floor: Half way up the stairs between the first and second floors there is currently a small guest bathroom. On the second floor there are 2 spacious bedrooms, each with an open fireplace, and there is enough space to create 2 ensuite bathrooms.
Garden
A small gate and a stairway lead from the courtyard down to the walled garden which is located on a terrace below the house. The south-east facing garden is currently home to a vegetable plot, but it could easily be turned into a lovely Mediterranean outdoor living space.

Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 20 minutes. There is plenty of open countryside nearby for horse riding. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. Popular Italian ski resorts can be reached within 90 minutes.
