Near Nizza Monferrato

With fabulous views to the Swiss Alps to the North and the Ligurian mountains to the South-East, the property offers lots of privacy without being isolated - it's is within walking distance of an attractive historic village with an impressive castle. The nearby village offers basic day-to-day shopping facilities, cafes, bars and a restaurant; the busy market town of Nizza Monferrato can be reached by car in 10 minutes, the motorway in about 20 minutes.


Vineyard & Grounds

The property measures about 9000 m² (2.25 acres), of which the majority - about 8000 m² (2 acres) - are a mature and well-maintained vineyard located on the gentle slopes surrounding the house. The vineyard has mostly Bracchetto vines, and is currently tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate the farmhouse, a courtyard and a well. The property has well-defined boundaries, and there is plenty of space for a swimming pool and a garden.


The House

The late 18th century brick-built building was formerly a wine-producing farmhouse, and has all the architectural features of a typical Piedmontese cascina, in which the agricultural and residential parts of the house are under one roof. The house has a total floor area of about 200 m², including a 50 m² portico which could be incorporated into the house. The original architectural features that give the house its distinct character - including wooden beamed ceilings and open fireplaces - are still intact, and can be preserved in the necessary renovation.

The building has the potential to be turned into a spacious residence: permission could be obtained, if required, to extend the floor space by an additional 20%. There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 20 minutes. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within 60 to 90 minutes.
