Near Asti

Situation

This south-facing detached property occupies a sunny location in an ancient hilltop village not far from Asti. The historic centre of the village, near to the property, includes many fine antique buildings, two churches and a very up-market hotel, while several shops are located in the modern part of the village at the bottom of the hill along with an elementary school, banks, medical services, restaurants and bars.

Reached easily by car in less than 10 minutes, Asti, the provincial capital, has a charming historical centre as well as excellent train connections to Turin that are popular with commuters. The motorway / freeway / autostrada can be reached in 15 minutes; the nearest international airport, Turin, can be reached in 45 minutes, while the international airports of Milan and Genoa are little more than an hour's drive away.


The House

The house was built partly in the 19th century and partly around 1980. It has an L-shape and is structurally sound, with a roof in good order. The antique part of the house features original elements such as vaulted and beamed ceilings, which are currently plastered but could easily be restored to their original condition. The modern part of the house is light, airy and south-facing, while the older part has lower ceilings and enjoys an easterly aspect. The total floor area is about 250 m² (2,500 ft²).

Accommodation

Ground floor: The front door opens from the courtyard into an open-plan entrance hall with an adjacent sitting room and a staircase leading to the accommodation on the first floor.

To the left of the entrance hall, the spacious, modern, live-in kitchen has dining and seating areas. Also on the ground floor are a modern bathroom and a storage room.

First floor: Stairs lead from the entrance hall up to a small landing, with further stairs leading up to two spacious bedrooms and a bathroom. Both bedrooms enjoy nice views over the hills to the south.

From the small landing halfway up the stairs, a door leads to the old part of the house which has 2 spacious rooms, currently used as additional reception rooms - however, these could easily be converted into 2 further bedrooms plus a bathroom.


Outside

The property has two courtyards - the main one is on the south side, and the other is on the east side of the house. The spacious main courtyard, entered from the road via a double gate, is laid with concrete tiles that could easily be removed to create a lawn area if desired. To one side of the main courtyard is a barbecue and pizza oven, plus an outdoor sitting area used for dining during the hot summer months. Stairs lead from main courtyard to the small elevated garden area beside the house.

Garage/Cantina: A second gate leads from the road to the second courtyard, with access to the garage and the cantina located on the ground floor of the old part of the house.

Sporting Facilities

There are a number of golf courses in Southern Piedmont: the nearest, the new 18-hole Feudo di Asti golf course can be reached by car within 20 minutes.Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.

Our opinion: A very attractive property, in a peaceful yet very convenient location, that would make a fine year-round residence: given its rental potential, it would also make a comfortable holiday home. Although the house is immediately habitable, there is potential for further development.
