The vineyard includes 4400 m² of Moscato that produces about 5000 to 6000 kg of grapes, 1700 m² of Favorita producing 2000 to 2500 kg, and 1500 m² of Freisa that produces about 1200 kg. Currently the vineyard is tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate a stone rustico, a courtyard, a well, and sloping Mediterranean woodland. The property has well-defined boundaries, and there is space for a swimming pool.
The House
The 18th century building, constructed in solid Langhe stone, was formerly a wine farmhouse: it enjoys a commanding position in the centre of its grounds that affords total privacy. The agricultural and residential parts of the house are under one roof; the total floor area is about 200 m². The original architectural features that give the house its distinct character - including vaulted ceilings and open fireplaces - are still intact, and can be preserved in the necessary renovation. The building has the potential to be turned into a spacious residence: permission could be obtained, if required, to extend the floor space by an additional 20%. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within 60 to 90 minutes.
