This attractive vineyard property enjoys a secluded and elevated position with far-reaching views at the heart of the premier Monferrato wine region. The property is located at the end of a small country lane within walking distance of a village that offers day-to-day shopping facilities, bars, and schools, as well as a bank and a pharmacy. The towns of Nizza Monferrato and Asti are within easy reach; the motorway is about a 20 minute drive away, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.
The House:
A private driveway leads from the end of the lane into the spacious courtyard in front of the south-facing farmhouse, which was brick-built about 200 years ago in a very sunny position with lovely views.
The antique building was renovated and extended in 2005 by the current owner, who adapted the house to be used as either a private home or a B&B. It has features typical of a South Piedmontese cascina (farmhouse): attractive brick-vaulted ceilings can be found in several rooms, and the roof has been restored using antique coppi - traditional pantiles. All windows are double-glazed, and good-quality floor tiles have been laid throughout the house.
Accommodation
Ground Floor: The front door leads from the courtyard into a spacious reception hall with a wood-burning stove and the original vaulted brick ceiling. From there an open archway leads into a spacious living room, with French doors onto the courtyard, that is currently used as a dining room for the Agriturismo/B&B guests: behind this there is a cloakroom and a storage room.
A door leads from the living room / guest dining room to the kitchen, which is currently furnished for professional use. The kitchen equipment can be purchased separately if the new owner wishes to continue to run the property as an agriturismo.
The Guest Apartment is also on the ground floor, with its own front door. The bright, south-facing apartment comprises a kitchen/living/dining room with an antique brick-vaulted ceiling, plus a double bedroom and a bathroom.
First Floor: Stairs lead from the ground floor to the first floor accommodation that comprises 2 double bedrooms with 2 ensuite bathrooms. Both bedrooms enjoy lovely views and lots of light, and are currently used as B&B guest rooms. Also on the first floor are a laundry room and the former hayloft, which has been partially-converted to provide further accommodation. This further accommodation could be either 2 additional bedrooms and bathrooms, or a single-bedroom apartment. From this hayloft there is access onto a very large roofed terrace that offers lovely views.
Second Floor: Stairs lead from the first floor to a very spacious attic space. The roof has been fully insulated, and there is space to create further accommodation: the wiring and plumbing are already in place, so the conversion would be very straightforward.
Grounds & Vineyard
The Grounds, including the house, courtyard and vineyard extend to about 1.8 hectares (4.5 acres) in total. Protected by the hill on its north side, the sheltered courtyard enjoys a pleasant micro-climate that would make it possible to create a beautiful mediterranean garden. There is also space for a swimming pool. The vineyard, above the house, measures about 9000 m², of which ca. 4000 m² are planted with DOC Cortese vines and ca. 4000 m² with DOCG Moscato. The remaining part of the vineyard has Dolcetto vines. The grapes from the well-maintained vineyard are currently sold to a local wine producer.

Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
