This elegant, gated village property is located in a historic borgo (hamlet) that is part of a hilltop village set among the rolling Monferrato wine hills; it is very close to the newer part of the village where daily shopping facilities can be found.
The nearby busy market town of Nizza Monferrato offers good shopping facilities, banks, restaurants, bars and enotecas: it can be reached by car in less than 10 minutes. The motorway/freeway/autostrada is about 20 minutes away, and the international airports of Milan, Turin and Genoa can be reached within little more than an hour's drive.
The property is located on a quiet country lane in a very sunny and secluded location: from its gated entrance, a driveway leads via a spacious courtyard to the house.
The Grounds
The Grounds including the house, courtyard, outbuilding, landscaped garden and some woodland extend to about 1.3 Ha (3.25 acres) in total. The landscaped garden is well-stocked with mature ornamental trees as well as various fruit trees. The outbuilding includes separate guest accommodation and a portico/garage for 2 cars. The House
Built in the early 18th century, the splendid brick-built house faces south and enjoys an elevated position with lovely views over the nearby village and the Monferrato countryside. As is usual in a borgo location, the building is attached at one side to a well-maintained neigbouring property.
The property was renovated and extended in the 1990s by the present owner to the highest standards, maintaining its impressive character and many of its original features. Many rooms have the original vaulted brick ceilings, all rooms on the ground floor have high-quality terracotta floor tiles, and all of the bedrooms benefit from fine wooden parquet floors.
Antique solid wooden beams, open fireplaces, three shady porticos and a beautiful cantina (wine cellar) all contribute to the unique charm of the property. The floor space of the house is about 400 m² (4000 ft²), and all of its furniture, including soft furnishings, is included in the sale.
Accommodation
Ground floor: A portico at the south side of the house provides a pleasant outdoor living area for use during the hot months of the year. The main entrance from the portico leads into an entrance hall. From here a door leads to a spacious kitchen / diner with a vaulted brick ceiling and an open fireplace.
The spacious living / dining room features an impressive Luserna stone fireplace and two arched French doors: one leads to the courtyard and garden, the other to a second portico with a westerly aspect. There is also a third, very spacious portico to the rear of the house. The ground floor also includes a large bathroom.
Cantina / Wine Cellar: The spacious underground cantina / wine cellar is accessable only from the garden. It has a floor tiled with traditional terra cotta tiles, and is a perfect place for wine tastings.
First floor: Stairs lead from the ground floor entrance hall to a first floor corridor with access to 2 very spacious double bedrooms, a bathroom and a second galleried living room, from where a second flight of stairs descend to the ground floor living room.
Second Floor: the main stairway continues to the second floor, which has a further 2 spacious double bedrooms and an additional bathroom. All 4 bedrooms look South and enjoy lovely views over the garden and grounds.
The Outbuilding
The Outbuilding, across the courtyard from the main house, has been converted into a large games room on the ground floor, and into an independent guest apartment on the first floor. The guest apartment comprises a spacious living room with a kitchenette and dining area, a double bedroom and a bathroom.

Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
