Near Mondovi

Situation : Overlooked by a stunning 15th century castello (castle), this unique 17th century village property is located in the historic centre of a small Piedmontese hilltop village. The town hall and post office, as well as a restaurant which serves excellent home-cooked food, are a short walk away. The village is situated close to the historic town of Mondovi, in the province of Cuneo, with its excellent restaurants, shopping facilities, schools, hospitals etc.

The new shopping outlet Mondovicino and the autostrada/motorway Turin/Savona can both be reached by car in less than 10 minutes. The international airports at Turin and Genoa can be reached in little more than an hour.

The house is of thick, solid stone construction, and the structure is in good condition. The roof has been renovated and laid with antique coppi - traditional roof tiles. The house is packed with original features, including antique floors and doors, and the beautiful antique brick-vaulted ceilings can easily be sand-blasted to expose the original brickwork. Most recently the property was home to a nursery school: a large classroom and a picturesque chapel are surviving reminders of this past. The house is in need of comprehensive renovation and modernisation, and we are happy to assist clients in engaging a competent geometra/architect who will supply a quote on request and then oversee the entire project.

Accommodation

Ground floor: The entrance door from the small village road opens into an airy portico, and from there the main entrance door leads to a reception hall and 4 spacious rooms on the ground floor. At the back of the house, a door leads to the small courtyard garden.

First floor: Stairs lead from the entrance hall to the first floor. Here there are currently 2 spacious rooms, the very large former classroom and a very light and airy south-facing gallery.

Second floor: Stairs lead from the first floor to the second floor where there are 2 more spacious rooms plus the beautiful chapel, complete with vestry, and a spacious loft area that could be used to create further accommodation.

Outside: The property includes a small courtyard garden completely surrounded by a tall brick wall that provides a maximum of privacy. A gate leads from the garden onto the quiet village road that runs alongside the property.

Services: Mains water; mains electricity.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our personal opinion: A substantial property in a very peaceful village location that could either become a stylish residence or generate a rental income.
