Situation
Enjoying an enviable rural location with gorgeous far-reaching views close to the beautiful Roman spa town of Acqui Terme, this property benefits from a very open position high above a small river. The south-facing grounds extend to about 2 Ha (5 acres) in total and include a spacious courtyard, a paddock and some river frontage.
The centre of Acqui Terme, with its excellent shopping facilities, hotels, bars, restaurants, markets and spa facilities, can be reached by car within 10 minutes. In the direction of Alessandria the motorway / freeway / autostrada can be reached by car in 25 minutes. The international airports of Milan, Turin and Genoa can all be reached by road within 90 minutes, and the beaches of the Italian Riviera are only a 45 minute drive away.
The 18th century, south-facing L-shaped stone house is approached from a small country lane via a private driveway that leads to a large courtyard. It has been renovated by its current owner, and there is plenty of space to create further accommodation - either for private use or to establish a B&B. The house includes a stable with 6 horse boxes, a large open hayloft above, and a large storage building which is attached to the back of the building.
The nearest neighbours are a good distance away, so there is lots of privacy. The property is located high above a small river that has its source in the Ligurian mountains: a footpath leads from the property down to the river which contains crystal-clear freshwater pools that are used for swimming.
The Main House
The main house was renovated by the current owner during the 1990's: the roof was renewed, central heating was installed, and the renovation also included new floors, internal and external doors, double-glazed windows, modern bathrooms and a new kitchen. All rooms in the house have lots of light and lovely views.
Accommodation
Ground floor: The main door opens from the courtyard to a small entrance hall, from where stairs lead to the main accommodation on the first floor. On the ground floor there is a small entrance hall with an antique bread oven, and doors that lead to a spacious office and a beautifully-restored reception room with a stunning vaulted brick ceiling and an open fireplace. A door leads from there to a second reception room that is fitted with a large bar: behind this is a purpose-built storage area of about 150 sq. m, with a fully-tiled floor, that could serve many purposes - a garage, for example.
Also on the ground floor, but only accessable from the courtyard, is a stable with 6 stalls for horses and a vetinary treatment room: the current owner breeds large pedigree dogs, and uses the stable to accommodate them. At the side of the house, and also only accessable from the courtyard, are a cellar - used as a workshop - and the heating room.
First floor: The original Luserna stone stairs lead from the entrance hall to a landing and a corridor. Off this corridor are 3 spacious double bedrooms; a modern shower room, fitted with WC, wash basin, bidet and shower cubicle; a second spacious bathroom, fitted with bath tub, WC, wash basin and bidet; a modern country house kitchen; and a dining room. Doors lead from the dining room onto a spacious south-west facing first-floor terrace that offers beautiful views over the open countryside and the river - a perfect place for al fresco dining during the warm months of the year.
Also on the first floor is the open L-shaped hayloft, which provides about 270 sq. m of floor space that could be converted into additional accommodation if required.
The Grounds
The grounds are partly-fenced, and include a paddock for horses. Behind the house, the newly-built oval-shaped swimming pool has lovely views over open countryside. The garden area is in need of some landscaping, and a terrace around the swimming pool still needs to be constructed.
Services
Mains water, gas, wood-fired central heating, mains electricity.
Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Le Colline near Acqui Terme, can be reached by car in 10 minutes. There is plenty of open countryside nearby for horse riding. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. Popular Italian ski resorts can be reached within 90 minutes.
Viewing
Strictly by appointment with the sole agents, Piedmont Properties.
Our opinion: A very attractive property with an excellent location, lots of privacy and beautiful views. The house can be used as private residence, but it has also the space to create guest accommodation.
