Between Asti and Canelli

Situation

This sunny south-facing property enjoys a secluded location at the end of a quiet country lane in a small hillside borgo (hamlet) which has both lovely views and excellent access. The nearby towns of Asti and Canelli, two of the most important centres of the wine trade in Italy, can be reached within 15 minutes: both offer excellent shopping facilities, banks, schools, hotels, restaurants, bars and enotecas. The motorway can be reached from the property in about 30 minutes, and the international airports of Milan, Turin and Genoa are a little over an hour away.


The House

A gate leads from the lane into a spacious courtyard and to the detached, brick-built, late-19th century house. In 2005 the house was comprehensively renovated and enlarged: quality floor tiles were laid on the ground floor; the original floors in some rooms upstairs were restored; a wooden parquet floor was laid in the master bedroom; made-to-measure, double-glazed wooden windows were fitted throughout; central heating was installed; the roof was renewed; and the back of the house has been enlarged to accommodate an attractive new kitchen. All rooms are very generously sized, and enjoy fine views. Outside only some minor works, such as painting the shutters, are unfinished.

The house can be accessed from the front courtyard via two entrance doors, each of which opens into a small entrance hall with a staircase leading to the accommodation on the first floor.

Accommodation

Ground floor

To the left of the entrance hall, the intimate dining room features a wall in natural brick and a traditional vaulted ceiling. A corridor leads from the dining room to a hardly-used, spacious kitchen, which was fitted in 2005 with walnut wood units and granite tops. A door leads from here to the rear courtyard.

To the right of the entrance hall is a cosy sitting room featuring an open fireplace. A door leads from here to a sunny living room/TV room that overlooks the courtyard.

The ground floor bathroom is fully-tiled, with a shower, a basin and a WC. Also on the ground floor there is an unrenovated room, only accessable from the outside, that is currently used for storage - this could easily be integrated into the main accommodation.

Stairs lead down from the rear courtyard to the cantina / wine cellar beneath the house. This fully-renovated cellar features a beautiful vaulted ceiling, and is ready to be used for wine storage.

First Floor

A door leads from the small first floor landing to the master bedroom, which features a beautiful wood paneled ceiling and lovely south-facing views. The modern fully-tiled bathroom is next to the master bedroom.

To the right of the first landing is a spacious study, which features the original floor tiles. Doors lead from the study to bedroom 2 - a double bedoom with a traditional vaulted brick ceiling and wooden beams, and lovely views over the open countryside. This bedroom also has access to the bathroom.

Accessable via the second flight of stairs, bedroom 3 is also a double bedroom that overlooks the courtyard and the open countryside beyond.


Outbuilding

Detached from the house and built into the hillside, a spacious outbuilding accommodates a garage and a storage room, formerly a stable, on the ground floor, as well as an unused hayloft on the first floor. Further accommodation could be added here if desired.


Grounds

The spacious courtyard is partly laid with concrete tiles, and there is space for a small swimming pool. Behind the house, a tall retaining wall separates the property from its neighbour: this wall provides a high degree of privacy. In total the property measures about 7000m² (2 acres), much of which is on the hillside slope below the courtyard. These sloping grounds would be an ideal location for either a vineyard or an orchard.

Sporting facilities

There are a number of golf courses in Southern Piedmont: the nearest, Margara near Fubine, can be reached by car in 30 minutes. Tennis courts can be found nearby, and horse riding is also very popular, with stables not far away. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached within one to one-and-a-half hours.
