Near Nizza Monferrato

Situation : This substantial vineyard property enjoys a beautiful elevated position with superb views over the rolling Monferrato hills. It is situated in the heart of the premier Monferrato wine region, and benefits from lots of privacy without being isolated. Road access is excellent - the busy market town Nizza Monferrato is only a short drive away, and basic shopping, a bank, a pharmacy and a weekly market can be found in the nearby village. The motorway is 10 minutes away by car, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.

The well-exposed vineyard of about 10,000m² (2.5 acres) is planted with Barbera d'Asti DOC, and is adapted for working with modern machinery. It is currently looked after by the owner, but should the new owner wish, agreement can be reached with a local farmer to maintain the vineyard.

The grounds including the vineyard, hazelnut plantation, the building, two courtyards - one in front of the house and one behind it - and some woodland extend to about 3 Ha (7.5 acres) in total. There is plenty of space for a swimming pool and a landscaped garden.

The House is located on a hillside terrace at the end of a long driveway, and enjoys a commanding position in the centre of its own grounds. The main south-facing building consists of 3 parts: the old residential part of the farmhouse, the taller stable/hayloft with wine cellar, and a newly-constructed brick-built annex currently used to accommodate farming equipment. In total there is about 550m² of floorspace. The roof of the whole building was recently renovated, using traditional antique pantiles. In front of the house is a detached portico which could be converted into a shaded outdoor leisure area.

Apart from the roof, the original farmhouse, about 200 years old, needs complete renovation. Most of the original architectural features that give the house its distinct character - including vaulted brick ceilings - are still intact, and can be preserved in the necessary renovation. Given its size and location, it has the potential to be developed into a stylish and spacious residence.

The stable/hayloft/cantina could be converted into further accommodation, as could the annex. However, the annex could also become the new cantina/wine cellar, should the new owner decide to make wine. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
