This substantial vineyard property enjoys a stunning hilltop position in the heart of the premier Monferrato wine region, with a fantastic 360° view over rolling hills, vineyards and medieval hilltop villages. On clear days the magnificent Swiss and French Alps can be seen in the distance. Located along a small country lane with very little traffic, road access is excellent: the busy market town Nizza Monferrato, a centre of the wine trade with excellent restaurants and shopping facilities, several banks, a hospital, a cinema, etc., is only a 5 minute drive away. The colourful weekly Friday market at Nizza's main square, the Piazza Garibaldi, and the antique market, held there on one Sunday each month, are both very popular. The motorway can be reached within 20 minutes; the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The Vineyard
The Vineyard of about 25,000m² (6.25 acres), planted with Brachetto d'Acqui DOC and Barbera d'Asti DOC, is in excellent condition. Brachetto d'Acqui is a stylish, light red dessert wine with a slight fizz, cherry to ruby red in colour with an alcohol level between 5 and 11.5%. The vineyard is currently worked by a neighbouring farmer, who is willing to continue with this arrangement for the new owner.
The Grounds
The remaining grounds include the house, an arable field that could be turned into further vineyard, a walnut grove, and a garden beside the house. There are some mature trees providing pleasant shade, and there is plenty of space for a swimming pool. Including the vineyard, the grounds extend to about 5 Ha (12.5 acres) in total.
The House
The south-facing brick-built farmhouse dates from the late 19th century It has been renovated to a good standard, and would make a stylish private residence and/or a sought-after vacation rental. The agricultural parts of the farmhouse - the hayloft and the cantina / wine cellar - are undeveloped, and could be turned into further accommodation: we are happy to help the buyer find a very competitively-priced geometra (builder) to oversee any building work required. We provide this service to our buyers free of charge.
Accommodation
Ground Floor: The entrance from the spacious front courtyard leads into a small hall with stairs leading to the first floor. To the right is a spacious room with a south-facing window. To the left of the entrance hall a door opens to the living/dining rooom which features an open fireplace. A small corridor leads from the living/dining room to the ground floor bathroom and to the very spacious live-in kitchen, which has recently been refurbished and features a large glass sliding door leading to the garden. The views from the kitchen are simply spectacular.
First Floor: A spacious double bedroom is located to the right of the first floor landing, while to the left there are two further double bedrooms and a bathroom. The huge hayloft is also located on the first floor.
Cantina
The spacious cantina / wine cellar is at the back of the building, accessed internally through a door from the kitchen. It also has double doors used for external access.

Sporting facilities
There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
