Near Asti
Situation : This antique property enjoys a peaceful south-facing position in the centre of a small village near Castello D'Annone, about a 15 minute drive away from the elegant provincial capital, Asti. From the house there are fine views over open countryside, including - on clear days - some famous peaks of the Swiss Alps. Castello D'Annone offers good day-to-day shopping facilities, restaurants, a bank, a school and a post office: more extensive shopping, as well as many excellent restaurants, are available in Asti. The motorway / freeway / autostrada can be reached by car in 10 minutes, and the international airports of Milan, Turin and Genoa are little more than an hour's drive away.
The property shares a gate and a courtyard with another property that is used as a holiday home, and benefits from a private back garden with space for a small swimming pool.
The House: The mid-19th century two-storey brick house is attached on each side to a neighbouring property. The house was renovated very recently by the current owner, and is in a good habitable condition. The house has double-glazing and tiled floors throughout, and both the main house and the outbuilding belonging to the property have a new roof.
Accommodation
Ground floor: an entrance door opens from the sunny courtyard into a spacious living/dining room with windows overlooking the courtyard. A door leads from the living room to a small corridor with access to a kitchen that has a door opening onto the garden. The kitchen still needs tiling, painting and furnishing: it would be possible to add a door to connect the kitchen directly to the living/dining room. There is also a fully-tiled cloakroom / guest WC, and marble stairs lead from the corridor up to the first floor.
First Floor: From the small first-floor landing, doors lead to two sunny, south-facing double bedrooms, of which one has access to a balcony that runs the width of the house. There is also a modern, fully-tiled bathroom, and a third, single bedroom that overlooks the garden.
Outside: The courtyard provides space for off-road parking: opposite the house, and next to the gate, there is is a spacious semi-detached outbuilding that accommodates a garage, a storage room and an empty hayloft.
The back garden is separated from each of the neighbouring gardens by a fence: although well-stocked with mature edible vines, an old fig tree and other fruit trees, it needs some love and care. The open farmland at the end of the garden backs onto a nature reserve.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano, can be reached by car in 10 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest public tennis courts can be found in Asti. The beaches of the Riviera are a one-hour drive away.
