Near Canelli
The Situation : The property is located in a small hamlet, a so-called borgo, above a well-known village in the heart of the South Piedmontese wine country, only a short distance away from both Canelli and Nizza Monferrato. It enjoys a very peaceful and quiet position, has good access, and the village in walking distance offers convenient day-to-day shopping facilities. Nizza Monferrato is a centre of the wine trade with excellent restaurants and shopping facilities, a hospital, banks, cinemas etc. The colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are very popular. The property itself faces south, is very sunny and overlooks open countryside. The motorway can be reached in about 15 minutes.
The House: the two-floor brick house is about 250 years old, is L-shaped, has a brick exterior and 2 large porticos. It is built in the style of a traditional cascina, in which the living and working areas are under one roof. This makes architectural and functional changes quite straightforward. The house features traditional vaulted brick ceilings - partly with wooden beam support - throughout, open fireplaces, and some rooms still have the very sought-after, original "cotto" floor tiles - frequently used in restoration projects to create beautiful, authentic antique floors. At the back of the house is a second courtyard and an annexe that is attached to another already-renovated building. The house in a generally sound condition, but has not been occupied for some time, and is therefore in need of modernization and renovation. All rooms of the house enjoy fine views and are very light and spacious.
Accommodation
Ground floor: The main entrance opens from the courtyard into a small hall with a door on the right leading to a spacious reception room. Another door leads from the hall to the former kitchen, another smaller room and the former stable - which could be converted into a very spacious living room. Access from the kitchen to a workshop and the very large cantina/winecellar which runs along the entire back of the house. Also on the ground floor are 2 porticos - one of these could be used as a garage, the other could provide a beautiful outside, roofed patio area.
Upstairs: The original stone stairs lead from the small hall on the ground floor to a small landing. There are currently 3 spacious south-facing bedrooms overlooking the courtyard and the open countryside. At the back of the house are 2 further spacious bedrooms with access via internal stairs to a second entrance leading to the second courtyard. Access from one of the bedrooms to the stunning hayloft that offers interesting development potential.
Outside The spacious, grass-covered south-facing courtyard of the property is bordered by shrubs and trees, including a mature fig, and a low wall: it has a well and offers plenty of garden-design potential.
Services: Mains and well-drawn water, mains electricity.
Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.
Viewing: Strictly by appointment with the sole agents, Piedmont Properties.
Our opinion: this property enjoys a very convenient and private location, and could easily be converted into a vacation home or an all-year-round residence
