The Situation: the property occupies a beautiful hillside location with gorgeous views over the Monferrato wine hills. Approached by a quiet country road, the property is situated not far from a small hilltop village that offers day-to-day shopping facilities. The nearest town, Nizza Monferrato, a centre of the wine trade with excellent restaurants and shopping facilities, a hospital, banks, cinema etc. is less than a 10 minute drive away. The colourful weekly Friday market at the main square, the Piazza Garibaldi, and the antique market - held there on one Sunday a month - are very popular. The motorway can be reached within 25 minutes, and the international airports of Milan, Turin and Genoa within 60 to 90 minutes.
The vineyard: The property measures about 13,000 mē (3.25 acres), most of which is a well-maintained vineyard that produces mainly DOC Barbera grapes. Currently the vineyard is tended by a local farmer, an arrangement that can be continued by the new owner if required. The remaining grounds accommodate a spacious 18th century farmhouse, a courtyard and an orchard stocked with various fruit trees.
The house: The two-storey brick-built house has a T-shape and faces West. The agricultural part of the house, with the stable on the ground floor and the hayloft above, is positioned at a right angle to the residential part. A gate leads from the quiet minor road onto a grass-covered courtyard and to the house, which has features typical of South Piedmontese farmhouses, the so-called cascinas, in which the living and working areas are under one roof. This makes architectural and functional changes quite straightforward: the former hayloft and stable can easily be integrated into the main accommodation. The condition of the building is good, all rooms have lots of light, and many original features can still be found - for example, there are barrel-vaulted brick ceilings throughout, and open fireplaces. However, the house is in need of some renovation and modernisation.
Accommodation
Ground floor: The entrance from the courtyard leads to 3 spacious rooms including an old-fashioned kitchen and a cantina/storage room at the back of the house. The rooms have vaulted ceilings, which can be sandblasted and brought back to their original beauty. On the ground floor and currently only accessible from the courtyard is a stable that can be integrated into the living area and transformed into a large living room.
First floor: The original stone staircase leads up to three spacious bedrooms and a bathroom. There is also a spacious hayloft on the first floor which currently is only accessible from the outside, providing ample additional space that could easily be converted into further bedrooms and bathrooms.
Outside: The grassy courtyard features several mature trees and a huge Oleander shrub that is in flower from May to October. The end of the courtyard forms a terrace overlooking the sloping vineyard, and offers beautiful views over the rolling hills of the Monferrato countryside. There is enough space to accommodate a swimming pool. The remaining grounds are mainly of vineyard, but include a meadow that is generously stocked with fruit trees.

Sporting facilities: There are a number of golf-courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
