Near Nizza Monferrato

Situation : This impressive vineyard is located near Nizza Monferrato on a south-facing gently-sloped hillside at the head of a valley, in the very heart of the premier Barbera d'Asti wine region and surrounded by neighbouring vineyards.

The Vineyard: 11 ha (27.5 acre) of the 15 ha (37.5 acre) estate are planted with top-quality vines, of which 2.5 ha are Barbera d'Asti DOC, 5.5 ha are Moscato d'Asti DOC, 0.5 ha are Dolcetto d'Asti DOC and 2.6 ha are Chardonnay d'Asti DOC. The remaining grounds include a large farmhouse with courtyard, a vegetable garden, 6500 m² of woodland and 1.5 ha of arable fields which are also suited to planting with vines. The well-exposed vineyard is understood to be in excellent condition and is adapted to be worked with modern machinery. Only organic fertilizers are used. Annual grape harvest is about 130 tonnes (130,000 kg), of which about 110 tonnes have DOC status - the remainder is classified Vino da tavola. If bottled on the estate, the production would be about 130,000 bottles (each containing 75-cl) per annum.

All vineyard machinery, including a nearly-new four-wheel drive Fiat 65 tractor with trailer, a new gingolo (a small, powerful caterpillar designed to work sloped vineyards) and two rotary hoe machines, are included in the sale.

The House: The three-floor eighteenth-century brick-built house is approached by a small country lane. A short driveway leads via a very spacious and sunny courtyard to the house. The building is about 27 m long and 12 m wide and is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", which provide living and working areas under one roof. Although the overall condition of the interior is very good, the outside in particular needs some decorative attention. All rooms of the house are nearly identical in size and measure about 22 m² each.

Ground Floor : comprises a spacious room adjacent to a large stable (5 x 7.5 m) which could easily be integrated into the residential area of the house and converted into a living room. There are also a large kitchen, a wine cellar, a second stable, a huge cantina/workshop, two porticos (roofs supported by columns) housing the vineyard machinery, and a modern cloakroom.

First floor : four spacious bedrooms, all with beautiful vaulted ceilings and original cotto floors, a modern fully tiled bathroom, plus a 120 m² hayloft that has great expansion potential for further bedrooms and bathrooms, or additional self-contained apartments, if required.

Second floor : three further rooms, plus access to a very spacious loft.

Services: There are three wells with potable water, each fitted with a pump and connected with the house, in addition to mains water; mains electricity, gas central heating, and a telephone are installed.
