Between Nizza Monferrato and Acqui Terme
The Situation : The south-facing vineyard occupies a sunny hillside position not far from the vineyard of the famous wine producer Michele Chiarlo. The property is situated in the heart of the premier wine region, the so-called "triangolo d'oro" (golden triangle) Nizza Monferrato- Agliano Terme- Santo Stefano Belbo. The estate has been well looked after and is in first-class condition.
The Vineyard occupies 13.97 ha in total. 3.47 ha are planted with young vines, of which 50% are Barbera DOC and 50% are Moscato DOC, and the remaining 10.5 ha are 50% DOC Moscato, 40% DOC Barbera and 10% Dolcetto. Annual grape harvest is 175 tonnes (175,000 Kg). 3700 m² of vineyard on an opposite hillside has recently been added to the property.
Other Grounds : 2.27 ha are orchards with an annual fruit harvest of 50 tonnes, mostly Golden Delicious apples. Of the orchard area, 7,400 m² have DOC permission to re-establish a vineyard growing 5,400 m² of Barbera DOC and 2,000 m² of Dolcetto DOC grapes. The remaining 5 ha are currently arable fields, which would be suitable for the planting of additional Barbera DOC.
The Residence: The eighteenth-century two-storey brick building is approached by its own driveway with easy access to the main road. It is 46m long and 11m wide, built in the typical style of South Piedmontese vineyards, the so-called "cascinas", in which the living and working areas are under one roof. This makes architectural and functional changes very straightforward. All rooms of the house have generous proportions, beautiful vaulted ceilings and lots of light. There are six bedrooms, a bathroom and two large haylofts, which could be converted into self-contained apartments for letting purposes if desired. The condition of the house is very good - no further renovation is required, although some decorative attention is needed. The house faces south, overlooking a large, sunny courtyard and the gentle slopes of its vineyards.
The Winery and Apartment Building is situated within the boundries of the estate a ten minute walk away from the main residence, and is approached by its own driveway. The total ground and first floor area measures 1200 m². The ground floor of the building houses a modern winery, which is fully tiled, equipped to modern standards, and includes complete bottling facilities. The first floor contains 5 apartments with a total area of 600 m², which could be used for offices, or for staff and/or guest accommodation. They share a large swimming pool and a garden.
A 2000 m² modern two-storey barn is included in the estate, housing all the vineyard machinery required to operate a modern winery. All the equipment currently on the estate is included in the sale.
