Situation
This small but highly-desirable vineyard property enjoys a stunning hilltop position in the heart of the premier Monferrato wine region, with a 360° view over rolling hills, vineyards and medieval hilltop villages. On clear days the magnificent Swiss and French Alps can be seen in the distance. The busy market town Nizza Monferrato is only a short drive away, and basic shopping - and 3 very good restaurants - can be found in the nearby village. The motorway is 20 minutes away by car, and the international airports of Milan, Turin and Genoa can be reached within 60 to 90 minutes.
The Vineyard
The vineyard of about 10,000m² (2.5 acres) is planted with Barbera d'Asti DOC vines. It is currently worked by a neighbouring farmer, who is willing to continue with this arrangement for the new owner.
The Grounds
Including the house, the vineyard, a meadow and two courtyards - one in front of and one behind the house - the grounds extend to about 1.2 Ha (3 acres) in total. There are some mature trees - providing pleasant shade - and a grassy area to the side of the house. A small well-house is attached to the front of the building. There is plenty of space for a swimming pool - for a spectacular effect this could even be placed on the summit of the hill.
The House
The South-facing brick-built farmhouse is about 200 years old and enjoys a commanding position in the centre of its grounds, just below the summit of the hill that belongs to the property. It is located at the end of a long driveway, and enjoys total privacy. The agricultural part of the farmhouse - stable, hayloft and cantina/winecellar - is larger than the residential part. Most of the original architectural features that give the house its distinct character - including vaulted ceilings and open fireplaces - are still intact, and can be preserved in the necessary renovation. The building has the potential to be turned into a spacious residence by including the hayloft, stable and cantina into the main accommodation. Accommodation
Ground Floor: The entrance from the spacious front courtyard leads into a small hall with stairs leading to the first floor. To the right is a square room with a south-facing window. To the left is a small corridor which leads to the former kitchen, which has an open fireplace, and to a bathroom. A door leads from the former kitchen to the large stable, which has a gate opening onto the courtyard.
First Floor: A spacious double bedroom is located to the right of the first floor landing, while to the left there are a single and a further double bedroom. All rooms have lots of light and magnificent views. Also on the first floor is a huge hayloft that offers plenty of scope for development.
Cantina & Portico: A large portico is attached to the left side of the stable, with access to the cantina that is located behind it. Both rooms can be integrated into the main accommodation.

Sporting Facilities
There are a number of golf courses in Southern Piedmont. The nearest, Margara in Felizzano, can be reached by car in 25 minutes. Tennis courts can be found in the local towns, and horse riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within 60 to 90 minutes.
