Between Nizza Monferrato and Alessandria

Situation : This antique property enjoys a very peaceful position in the historic centre of a picturesque hilltop village conveniently located between the lively market town of Nizza Monferrato and the elegant provincial capital Alessandria. From the house there are fine views over the open countryside and the nearby medieval castle. This attractive village is a very sought-after location, offering day-to-day shopping facilities: more extensive shopping as well as excellent restaurants are available in the nearby towns. The property has 2 entrances: pedestrian access via stairs from the quiet village street, and a small driveway - shared with the neighbour - for vehicles.

In the direction of Alessandria the motorway/freeway/autostrada can be reached by car in 10 minutes. The international airports of Milan, Turin and Genoa are a little more than an hour's drive away.

The House: The mid-18th century two-storey brick house is attached at one side to a neighbouring property. The house has been renovated and extended by the current owner, and is in good habitable condition. It faces South-West, and all rooms enjoy a very sunny aspect. The house has heating and double-glazing, and much of the existing furniture is included in the price.

Accommodation

Ground floor: an entrance door opens from the courtyard garden into a small friendly sitting room which leads to an open-plan dining room, and to the good-sized kitchen. The sitting room and dining room still have the original vaulted brick ceilings - although these are currently plastered over, they could easily be sand-blasted back to their authentic condition. There is space to create a cloakroom or second bathroom on the ground floor, if desired.

First Floor: stairs lead up from the sitting room to a small first-floor landing. Doors lead from here to 2 double bedrooms and a modern bathroom. Both bedrooms have doors opening onto a large balcony with beautiful views.

Outside: a pedestrian gate and stairs lead down from the street into the paved courtyard and to the entrance of the house. There is a small outbuilding in the garden/courtyard, which is also accessible by car via the driveway to the side of the property. The small courtyard/garden is stocked with mature shrubs and trees and enjoys a south-westerly aspect with lovely views.

Services: Mains water, mains gas and mains electricity.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano, can be reached by car in 20 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest public tennis courts can be found in Asti. The beaches of the Riviera are a one-hour drive away.

Viewing: Strictly by appointment with the sole agents, Piedmont Properties.

Our opinion: An immediately-habitable property of great charm in a picturesque setting. An easy-to-maintain residence that would also be perfect for holiday letting.
