Between Asti and Felizzano

The Situation : The vineyard occupies a sunny ridge with stunning views over Asti and the French alps as far as Mont Blanc, and is located not far from the home of the legendary wine producer Giacomo Bologna.

The Vineyard : The property measures about 5 hectares (12.5 acres), of which the vineyard occupies 3 Ha (7.5 acres), producing 50% D.O.C. Barbera and 50% Grignolino, a light red variety. Total annual harvest ca. 25,000 kg. Currently the grapes are sold, but there is a good sized wine cellar which could easily be equipped with wine-producing machinery for on-site wine production.

The remaining grounds accommodate a period farmhouse dating back to the mid-eighteenth century, a courtyard, a small meadow, a vegetable garden and an orchard stocked with fruit trees.

The House: The two-storey brick building is about 26 m x 10 m (86 x 33 ft), faces south, and is built in the typical style of South Piedmontese vineyards, the so-called "cascinas", in which the living and working areas are under one roof. The rooms have still the original "cotto" floor tiles. The condition of the building is very good, but the interior is in need of general modernization and refurbishment. The house has its own well, and is connected to both water and electric mains. A gas main runs nearby, so gas supplies can easily be provided.

Ground floor: Small hall, plus 2 reception rooms and a kitchen with vaulted ceiling, original wooden beams and an open fire place. Access from courtyard to a "portico" (a roofed porch supported by columns) that is attached to the building.

First floor: Original stone stairs lead up to 2 spacious bedrooms with fireplaces and fine views. Over the portico there is a hayloft.

Second floor: 1 additional bedroom plus 1 loft or storage room.
