North of Savona, Liguria

Situation

In Liguria, close to the Piedmont border, this secluded property can be found about half way between the vibrant coastal city of Savona and the beautiful Roman spa town of Acqui Terme in Piedmont: both towns can be reached by car in about 30 minutes. The property is located at an altitude of 445 meters on a sunny hillside with far reaching views, and includes land extending to about 40 Ha (100 acres) of mainly Mediterranean woodland and meadows. The nearest village - with basic shopping facilities, restaurants offering excellent local cuisine, a bank, a post office and a regular train service - is about 3 km away.

The property enjoys very easy access, being situated beside a quiet, small tarmac-surfaced road, about 250 meters from its nearest neighbour. The commercial centre of the area is the town of Cairo Montenotte, which offers good shopping facilities, banks, hotels, restaurants and bars: it can be reached by car in about 12 minutes, and the Turin-Savona motorway is a further 10 minutes away.


Environment and Climate

Despite its proximity to the highly-developed coast, this part of Liguria is truly unspoilt: its hills and mountains, mostly covered with virgin forest, are much-loved by hikers and collectors of wild mushrooms (porcini). The climate is very pleasant indeed: not as hot as the coastal regions in the summer, but pleasantly warm, and free of fog and mist during the winter months. The area is a magnet for tourists, drawn by the superb local cuisine together with the tranquility and timeless character of the region.


The Main House and Outbuildings

The buildings are of medieval origin, constructed from solid stone. This type of house - a so-called rustico - is highly sought-after: it has become increasingly difficult to find them in locations where access is good and services are available. The main building, facing South, comprises a residential part plus an agricultural part that includes the former stable. At one side of the house is a spacious portico / former hayloft, plus a small outbuilding which together form an L-shape.

Next to the main house is a detached outbuilding, also of stone construction, that was used for agricultural purposes, and across the large courtyard are the remains of a further small outbuilding, which could be reconstructed if required.

The main house currently has 2 spacious reception rooms and a large stable on the ground floor, plus 3 spacious rooms and a large hayloft on the first floor. The buildings have never been renovated: the rooms feature traditional brick-vaulted ceilings and open fireplaces entirely preserved in their original condition. The buildings enclose a very spacious courtyard featuring a beautiful old oak tree that provides welcome shade in the summer. All the buildings need comprehensive renovation and modernisation, but have enormous development potential: we are happy to assist clients in engaging a competent geometra/architect who will supply a quote on request and then oversee the entire project.


The Grounds

The grounds of 40 hectares (100 acres) have well-defined boundaries, and don't require any mantainance: the meadows could be used as grazing land for horses, sheep or goats.
