Near Asti

Situation : This 250 year old property is set in a small borgo (hamlet) and enjoys a very peaceful and very sunny location. The borgo is surrounded by vineyards, arable fields and meadows, and is only a short drive away from a small town offering good day-to-day shopping facilities. The attractive historic town of Asti with its excellent shopping facilities, hotels, restaurants, schools and hospitals, plus elegant coffee and wine bars, can be reached by car in ten minutes. The spectacular Palio of Asti - second in popularity only to the better-known one in Siena in Tuscany, but even more ancient - is staged on the third weekend in September, followed by the Douja D'Or - a famous wine festival. In the direction of Asti the motorway/freeway/autostrada can be reached by car in 10 minutes. The international airports of Milan, Turin and Genoa are within an hour's drive away.

The House & Outbuilding: The two-storey south-facing brick farmhouse dates from the mid-18th century and is attached at one side to a neighbouring house. At the moment only a small fence separates the house from its neighbour, but the construction of a wall is permitted if extra privacy is required. The condition of the building is good, but it is in need of general modernization and refurbishment. Most of the floors are original cotto, and the rooms feature high, attractive vaulted ceilings which can easily be sand-blasted back to their original beauty. Opposite the house is a spacious outbuilding with a large stable and a garage on the ground floor, a hayloft above and a wine cellar/cantina below. First Floor: Original stone stairs lead from the hall up to a small first-floor landing. Doors open from here onto a balcony with fine views. There are 2 very spacious bedrooms: both have high ceilings, open fireplaces, face South, enjoy fine views and have lots of light.

Outside: The house is approached from a quiet country lane via a driveway that also leads past the house to the neighbouring houses at the back of the borgo. The property includes a meadow and a plot of mediterranean woodland at the back of the outbuilding, in total about 5000 m². The woodland used to be a vineyard, and a vineyard could be re-established - subject to permission - if required. There are various mature fruit trees in the grounds, and there is space for a swimming pool.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, Margara near Felizzano, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Asti. The beaches of the Riviera are a one hour drive away.
