Near Barbaresco and Neive

Location: Situated at the end of a small hamlet borgo of wine farms, the estate enjoys a desirable postion on the ridge of a hill with stunning views to the West across rolling hills to the hilltop village of Barbaresco and to the French Alps beyond, and to the East over the small picturesque hilltop town of Neive. This area is famous for its excellent vineyards, its scenic beauty, but also for its great cuisine: there are 5 superb restaurants within a 10 minutes drive of the property. The well-known towns of Neive and Alba are nearby - both offer excellent shopping facilities, banks, schools, restaurants, wine bars and enotecas. In the direction of Alba the motorway/freeway/autostrada can be reached by car in 30 minutes. The international airports of Milan, Turin and Genoa are within a 40 to 90 minute drive away.

The Vineyard and Winery covers 1.8 Ha (4.50 acres), of which about 8,500 mē are planted with DOC Dolcetto d'Alba vines and about 9,500 mē are planted with DOCG Barbaresco vines. The vineyard is in excellent condition and is tended by the current owner, who produces each year about 2,500 bottles of Dolcetto d'Alba wine and about 3,000 bottles of Barbaresco DOCG wine. This top-quality wine is produced and bottled by the owner in the estate's own winery, which is equipped with 3 modern steel fermentation tanks (two of 3,000 litres and one of 2,500 litres) and two barriques made of alpine Swiss oak, each with a volume of 1,000 litres. All of the vineyard machinery and winery equipment, fully functional and in very good condition, is included in the sale.

The House: A large gate opens from a small country lane onto a large courtyard, enclosed by the main house and two outbuildings. Offering stunning views, the house and outbuildings enjoy lots of privacy as well as sun from dusk to dawn. The 200 year old main house, built in the style of a traditional Piedmontese cascina, was fully renovated by the present owner in 1995, and has been kept in pristine condition. It includes 3 bedrooms and 2 bathrooms. All rooms of the house have generous proportions and lots of light - it also has central heating, double-glazed windows and tiled floors throughout.

A self-contained one-bedroom apartment, which can be used as guest or staff accommodation, is located in one of the outbuildings.

Accommodation

Main House

Ground Floor: the front door leads from the courtyard into a entrance hall, from where a door leads to a spacious living/dining room - this has an open fireplace and a door leading to the spacious terrace with its beautiful views towards Neive, and a second door opening onto the courtyard. Another door from the entrance hall leads to a spacious eat-in kitchen, from where a door opens onto the terrace. This terrace is a much-used feature of the property that provides an al fresco seating and dining area for many months of the year. Also on the ground floor there is also a storage room.

Only accessible from the outside, the spacious cantina and winery is situated in the basement cellar of the main house. Comprising two rooms, an outer cellar housing the steel fermentation tanks and an inner cellar housing the oak barriques, the cantina/winery is partly underground and thus mantains constant low temperatures all year round.

First Floor: stairs lead from the entrance hall to the first floor landing and a corridor. Here there are 3 double bedrooms, all with vaulted ceilings that can be sandblasted back to their original beauty, and 2 modern bathrooms. 2 balconies situated along the corridor overlook the courtyard. All of the bedrooms rooms enjoy lots of light and beautiful views over the open countryside.

Portico

Situated at a right-angle to the house, the large antique portico houses the vineyard machinery and is used for storage.

Outbuilding/Apartment

Located opposite the portico, and also at a right-angle to the main house, a spacious L-shaped outbuilding houses the former stable and a large hayloft above. On the ground floor at the rear of this building is a double garage, above which the guest apartment - or staff accommodation - is located. This self-contained apartment is reached only via external stairs that lead from the courtyard. It comprises a spacious living/dining room with a kitchen area, one double bedroom and a modern bathroom; it also has central heating and views over open countryside.

Subject to planning approval, the portico and/or stable and hayloft could be converted into further guest accommodation to establish an agriturismo or a B&B.
 

 
The Courtyard and Additional Grounds: Approached via a large cast-iron gate, the courtyard is surfaced with small stones - it leads to a meadow beside the house and to an orchard which is well stocked with apricots, peaches and a mature fig tree. A second drive leads from the country lane to the garage and to the cantina. There are also some flower beds well-stocked with ornamental shrubs, trees and roses. There is plenty of space to accommodate a generous swimming pool.

The grounds inlcuding the meadow, orchard and vineyards extend to about 2 Ha (5 acres) in total.

Sporting facilities: There are a number of golf courses in Southern Piedmont. The one nearby, the 18-hole Cherasco Golf Club, can be reached by car in 30 minutes. South Piedmont is perfect for bike riding: there are numerous small, scenic roads - mostly tarmac-surfaced - connecting the hills and villages. Horse riding is also very popular, and there are good riding facilities in the area. The nearest tennis courts can be found in Neive. The beaches of the Riviera are a 45 minute drive away, and the finest Italian ski resorts can be reached within 60 minutes.

Our opinion: A very rare opportunity to acquire a prestigious vineyard property, complete with its own modern winery, in a stunning location. Although mostly renovated, the outbuildings offer further development potential if required.
