South of Alba and Barolo
Situation : The property enjoys a very sunny, private and peaceful location in the beautiful Langhe region, south of the truffle capital Alba and its famous neighbour Barolo, and near to the small towns of Dogliani and Monforte d'Alba. It is set on side of a south-facing mountain ridge at 650 m altitude, with beautiful views towards the Ligurian Alps in the South and the French Alps to the West. From the main road the property is approached by a 300m lane, which continues only to the neigbouring property. The nearest town Dogliani offers good shopping facilities, banks, restaurants, bars and enotecas, and can be reached by car in 10 minutes. Distance to the motorway: 25 minutes. The international airports of Milan, Turin and Genoa are a one to two hour drive away.
The Vineyard : Currently there are 2000 DOC Dolcetto d'Alba vines planted, producing 1000 bottles anually. There is permission to plant a further 2000 vines to double the production. Subject to negotiation, agreement can be reached with a neighbouring wine-producer to maintain the vineyard and handle wine production, should the new owner wish to sub-contract these activities. The property also includes meadows, some woodland and a fruit orchard.
The House : the antique farmhouse is of solid stone construction with a rendered exterior, and is built in the traditional Piedmontese "cascina" style, in which living and working areas are under one roof. It was renovated to a high standard in 1990/91 and has ca. 230 sq m (2,300 sq ft) of floorspace, with a roof that was renewed and insulated in 1996. The house has mains water, gas, septic tank, central heating, a newly-installed alarm system, and is sold fully-furnished, including built-in kitchen appliances - dishwasher, fridge-freezer, gas cooker and electric oven. All rooms of the house have generous proportions and lots of light. Attached to the house, at a slight angle to it, is a stable with a hayloft above it, and opposite the main house, across the courtyard, is a further outbuilding, currently home to a garage and a further hayloft - all of these could be developed to provide holiday apartments or B&B accommodation if required. Stable, haylofts and outbuilding together have an additional floor area of ca. 260 sq m (2,600 sq ft).

Ground Floor: comprises a large split-level living/dining room (ca. 40 sq m/400 sq ft) with an impressive open fireplace, a fully-fitted modern kitchen (ca. 22 sq m/220 sq ft) with breakfast area and a door opening to the side of the house. First floor: has four spacious double bedrooms, two of which face south and have access to a balcony, plus a fully-tiled bathroom with 'his & her' basins, bath, WC and bidet.
Outside: The courtyard of the property features some impressive walnut trees that provide pleasant shade during the hot summer months. The original, brick-built well is an attractive feature of the courtyard, and the vine-covered pergola can be used as an "al fresco" dining area for most of the year. The grounds include 4 wells, one of which provides drinking water.
Services: Mains water in addition to well-drawn water, electricity, modern gas-fired central heating, septic tank, new alarm system.
Sporting facilities: There are a number of golf-courses in Southern Piedmont - the nearest, the 18 hole course of Cherasco near Bra, can be reached by car in 20 minutes. Tennis courts can be found in the nearby towns, and horse-riding is also very popular, with stables nearby. The excellent network of small, tarmac-surfaced country roads makes the area very popular with cyclists. The beaches of the Italian Riviera are a one hour drive away, and popular Italian ski resorts can be reached by motorway within a one to one-and-a-half hour drive.
Our opinion: A beautiful property in a very peaceful location, renovated to a high standard, with a well-maintained vineyard and plenty of exciting development potential.
