The Situation : The vineyard occupies a sunny hillside position a few kilometers out of the old hilltop town of Agliano, and provides fantastic views over the beautiful wine-hills of South Piedmont. The property is situated in the heart of the top-quality wine region, the so called "triangolo d'oro" (golden triangle) Nizza Monferrato - Agliano Terme - Santa Stefano Belbo. Distance to motorway: six minutes. The nearest mainline railway station is in Asti.
The Vineyard : The 3 hectare (10.75 acre) estate, with building and courtyard in the centre, faces south and can be reached by a tarmac-surfaced road. A private driveway leads to the house. 2.6 Ha is used for growing the first-quality D.O.C. grape varieties Barbera d'Asti (65%), Grignolino d'Asti (20%) and Cortese (15%), a white variety. The vineyard is understood to be in excellent condition. The average yearly harvest is 25,000 kg, and is mainly pressed in the estate's own wine cellar. A small proportion of the harvest is sold to other private vineyards.
The remaining grounds include a vegetable garden and a sunny courtyard.
The House : The old two-storey brick building is 20 m (66 ft) long and 12m (40 ft) wide, built in the typical style of South Piedmontese vineyards, the so-called "cascinas", in which the living and working areas are under one roof. The front of the house is facing south, overlooking the courtyard.
The accommodation includes two large reception rooms, a spacious kitchen, a wine cellar, and a cantina that could easily be converted into a generously-proportioned living room. Upstairs are three bedrooms, a modern fully tiled bathroom, and a spacious hayloft that could be used to create one or two self-contained apartments.
